Childproofing in Palos Verdes covers more doors than stairs. Many homes on the peninsula are large single-level ranch layouts, often with a pool, a view and a row of sliding doors along the back, so the plan concentrates on exits, the kitchen and the fireplace more than on gates. We assess the house and the yard edges, write an itemized plan, and install locks, guards and anchors throughout.
Hillside lots change that picture for some families. A house that steps down toward the ocean can add a lower level, a split-level stair and a terrace above a steep drop, and those homes get a plan closer to what a multi-story house needs.
Homes in Palos Verdes and what they need
The peninsula has four cities: Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills Estates and Rolling Hills. Palos Verdes Estates was laid out by the Olmsted Brothers and established in 1923, and its early architecture leans Mediterranean, with tile roofs and plaster walls. Much of the rest of the peninsula was built out after the war, and long, low ranch houses on large lots are common.
A ranch layout spreads risk sideways. On one floor a child can reach every room, and many rooms have their own door to a patio or the yard. Sunken living rooms, wide stone or brick hearths and long hallways to a bedroom wing are typical features of the style.
On lots this size, the yard gets as much attention in the plan as the house. Pools, spas, terraced gardens, retaining walls and bluff-side edges all sit within a few steps of the family room, and the assessment covers them alongside the interior.
Common childproofing projects in Palos Verdes
- A secondary lock high on every slider and French door to the yard, starting with any door that faces the pool.
- A hallway gate to close off the bedroom wing at nap time, and a gate at any step-down into a sunken living room.
- Fireplace safety for wide raised hearths: padded edges along the stone or brick and a gate in front of the firebox.
- Cabinet and drawer locks in large kitchens with islands, plus the bar, laundry room and garage shelving where pool chemicals and cleaners are kept.
- Anchors for TVs, media walls, bookcases and glass-front cabinets in family rooms.
- Window stops on windows that open onto a slope or a raised terrace.
- A plan for the pet door, if the dog’s route to the yard is also a toddler’s route to the pool.
Earthquake, outdoor and pool safety in Palos Verdes
A single-story house still has plenty that can fall in an earthquake. Tall bookcases, display cabinets, mirrors and art over a sofa or crib should be anchored or hung on secure hardware. The water heater falls under Health and Safety Code §19211, which requires bracing, anchoring or strapping to keep it from toppling or shifting in a quake, and the water heater strapping guide shows what proper straps look like.
Pools are the main outdoor topic on the peninsula. SB 442 has been in effect since January 1, 2018. Under it, a new pool or spa, or a remodel of one at a single-family home, must have at least two of seven listed drowning-prevention features when the building permit is issued.
Pool fences are specialty contractor work under state licensing, so they stay off our list. During the assessment we follow each way a child could get from the house to the pool, through doors, side gates and the pet door. The law itself is covered in California pool safety rules.
Bluff-side and hillside yards need a look at where the garden ends. We don’t fence slopes, but we point out any low wall or open edge within reach of a play area so you can plan with a landscape contractor.
What a visit looks like
A home safety assessment in a large single-level house takes longer than the room count suggests, because so much of the plan lives on the doors and the yard. Book a time when you can join us for the walk outside as well as in.
We cover each room, try every exterior door and slider, look at the fireplace and hearth, check the water heater straps, and walk the pool and yard edges. You get an itemized plan with indoor and outdoor items listed separately, so you can start with the doors to the pool and add the rest later.
We install what you approve, in one visit or in phases, and show you how each lock, gate and guard works before we leave. We cover the Palos Verdes Peninsula, including Palos Verdes Estates, Rancho Palos Verdes, Rolling Hills Estates and Rolling Hills, in ZIP codes 90274 and 90275.
